Significant Movement On Filling Rite Aid Plaza Space

Permit request appears to be a "sign" of things to come.

The vacant storefronts in the old Rite-Aid Pharmacy Plaza may not remain vacant for much longer.

According to the president of the real estate company tasked with marketing the property, steps are being taken to aggressively pursue companies looking to either locate in the vacant spaces or develop portions of the property.

_Mark Sobel of Plymouth-based 1st U.S. Realty_ said the property has plenty of potential.

"The site is 34 acres and (most of that) is wetlands," said Sobel. "About 50,000 sq. feet of the property has been developed but there is probably about 80,000 more. Our possibilities for development are quite extensive."

1st U.S. Realty represents Stop & Shop, which owns the plaza. Recently, Stop & Shop was granted a permit by the town to erect a new sign to replace the old one at the entrance to the plaza.

Sobel met with town leaders two weeks ago to discuss the property and the types of businesses that might be well suited for the location and the town.

According to David Gay, chairman of the Economic Development Committee ideas "tossed around" included medical supply companies, entertainment venues in the vein of "Dave and Buster's", "Chunky's" or another type of small theater.

"Medical services would be a perfect fit for this community," said Sobel.

Also in attendance at the meeting were _Community Development Director Steve Sadwick,_ _Town Manager Richard Montuori_ and Board of Selectmen Chairman Todd Johnson.

Sobel said the goal was to fill the plaza vacancies (roughly a half-dozen) sooner rather than later but said there is no specific timetable and said his firm was committed to landing quality tenants that will bring multi-faceted benefits to the town.

"We're looking to pursue (both) public and economic value," said Sobel. Presently, the plaza is home to only _The Pushcart restaurant_, _Advance Auto Parts_ and a _Dollar Tree Store._

Sobel also said he wants to hear directly from Tewksbury citizens and organizations who have ideas as to what should go into the plaza, which had been home in recent years to Blockbuster Video and Rite Aid Pharmacy.

"We are interested in hearing from all kinds of groups," he said.

Medical ... yes!

Dave and Buster's ... yes! The nearest one I believe is in Rhode Island and they do very well! They are very similar to Jillians in Boston. Nightclub, Pub, and cool Arcade all rolled into one!

Right now the plaza looks like the old Shopper's World (in Framingham) before it all got torn down. Be great to redo the place in the same vein as the Village Green where Villa Roma Pizza and JB Butcher is. That place is filled to capacity and the developer of that village spent over 50,000 dollars to build a road and move an existing home .. to its new home in the senior living area next to Livingston park and donated it to the town!

I am so happy to see that other big supermarket/real estate development arms are in town, and not just the one we all know too well.

bferrari - Burlington is getting close to putting in a Dave & Buster's by the mall in the old Dodge car/truck sales lot. It's been help up for a while in town meetings and such. The town seems to be giving them a hard time with traffic studies. But more than likely, you'll eventually get one there and not need to go to RI.

I'm wondering if they are feeling around in Tewksbury in case the Burlington one falls through....

I would doubt there would be two Dave and Busters so close ... :)

Someone wrote to the Tewksbury Patch saying a Paneras was going to open in the Wilmington Plaza, does anyone know if that is true?

@EDC, good to hear about the recent progress in bringing quality businesses to our town... and thanks for your efforts.

In general, do we have any right to the information?
I mean, whats going on with the Direct Auto Site?
Are we losing businesses?... Panera?

Something should be done with that old Direct auto parts eyesore. I can't believe the Town lets the owner keep a dump like that with dumpsters full of trash and lumber all over. Some official or committee in the Town should be able to make the owner finish that project or clean it up. At least they should give us an update on that site.

Sooner rather than later, Panera Bread is coming to Wilmington.

The company received its Common Victualler License at Monday’s Board of Selectmen, and Panera representatives said the newest addition will open in Wilmington Plaza sometime from December 20-27.
